Ah, life in the country.  Having owned rural property for over two decades, first in Arizona and then in Bend since 1999, I am uniquely qualified to help you settle onto the perfect property for you, whether you are moving to Central Oregon from outside the area or are moving from your city digs to the country.  Finding your country dream property is complicated.  You should have a broker who is passionate and educated on rural land and the lifestyle you will enjoy.

First let’s discuss why you are making this move.  Do you currently own livestock or do you want to expand your critter repertoire into horses, llamas, cattle, goats, emus – well, you get it!  Maybe the kids want to participate in 4H or Future Farmers.  It’s fun, but is it work?  Yes.  What kind of work?  Depends.

Do you plan to grow crops?  What kind of crops?  Will you need water for those crops?  How much?  And if that water is coming from irrigation, the question of irrigation rights is complicated.  What exactly is “irrigation”?  How are your rights figured?  How do they pass from owner to owner?  Are you assured of having these rights every year for years to come?  Must you use them?

Next, what kind of space do you need for this new lifestyle?  An acre?  5 acres?  More?  Again, it depends.

Will you have horses?  What exactly is “horse property”?  Is it simply property on which you are not forbidden by local laws or neighborhood rules (CC&Rs) from having horses or is it property from which you can ride directly onto a trail system?

We are fortunate in Central Oregon to have millions of acres of public land.  In Deschutes County alone we have nearly 2 million acres of public land, 77% of the county.  Jefferson and Crook counties likewise are composed of a large percentage of public land.

Do you plan to become self sufficient, either “off the grid” or close to that?  Again, helping you reach those goals is my specialty.

What resources are available for you to help you decide what fits your personal goals?  I will direct you to specialists and websites to aid your research and show you properties that will be your perfect match.
