Which section of Bend is the most expensive? The highest price per square foot? Without a doubt, it is the northwest section of Bend, which encompasses Northwest Crossing, Awbrey Butte, Awbrey Glen, the ranches of Tumalo and many other neighborhoods of beautiful homes. So it should not be a surprise this week that the Multiple Listing Service tour of real estate in Bend, Or, of NW Bend, which had a whopping 35 homes, had a average asking price of $1,024,900!!!! The least expensive home on tour was $375,000, which is approximately $45,000 above our median sale price for all of Bend, and the most expensive – are you ready – a 9,000 sq ft home on 5 acres for $7,500,000. Yes, over $7 million.
Are these homes selling? You bet! In May 2016 alone, 14 homes closed escrow in Bend for more than a million dollars from $1,042,000 to $1,750,000. The average days on market for the tour homes this week was 17, but those homes on tour are almost always fairly new listings. Let’s see how long it takes these homes to sell. Judging from the past month, many of them indeed will sell.
So the best buys? Give me a call and we’ll talk. The summer months see more listings, and that increase in inventory may bring a tiny bit of sanity to rising prices.
